December 2008 Land Title Pitkin County Market Summary

•    For 2008 there were 828 total transactions, a decrease of 40% from 2007.
•    2008 posted $1,365,742,928 in sales volume, a decrease of 46% from 2007.
•    December transactions totaled 67 and dollars came in at $112,026,684.
•    Aspen totaled 20 transactions in December, which was 30% of the total.
•    The 2008 average single family home price was $5,118,572, up 10% from 2007.
•    The 2008 median single family home price was $4,100,000, up 15% from 2007.
•    For the month of December, there were 27 fractional unit transfers, which represented 40% of the total transfers and 5.4% of the       dollar volume.
•    For the year, there were 228 total fractional transactions, 40% occurred at the Hyatt Grand Aspen, 24% Ritz Carlton, and 105%   Innsbruck.
•    Monarch on the Park posted 8 unit sales totaling $49,606,580.
•    The Residences at Little Nell saw the first closing for in December at $1,575,000.  
•    There was also a large sale in Wildcat Ranch totaling $11.9 million.
