Pitkin County Colorado Real Estate Market Report January 2011

There are Two Different Aspen Real Estate Market Reports and Statistics:

1) Land Title/Pitkin County Report: See below for 2011 January Pitkin County Recorded Real Estate Market Analysis by Land Title which includes real estate sale statistics for all Pitkin County recorded transactions including fractionals, mobile homes, deed restricted properties, etc. encompassing Aspen, Snowmass Village, Woody Creek, Old Snowmass, and parts of Basalt, El Jebel and Carbondale, Colorado.

2) The Estin Report: Aspen and Snowmass Village specifically with Woody Creek & Old Snowmass: Most recent report:  The Estin Report: 2010 Full Year Aspen Snowmass Real Estate  for the upper Roaring Fork Valley which exclusively includes single family, townhome, duplex and condo sales over $250,000 in Aspen, Snowmass Village, Woody Creek.  It does not include fractionals. January 2011 Land Title Summary (Please see attached charts for this January Pitkin County Market Analysis)
 

•    $84,137,903 – total dollars, an increase of 52% from January 2010
•    78 – total transactions, an increase of 59% from January 2010
•    41 of the transactions were interval units, Aspen totaled 21, Basalt 6, Snowmass Village 5, Quit claim transfers 3, Old Snowmass and Carbondale each had 1
•    Aspen reported nearly $44 million, Snowmass Village $22.6 million, Interval units $10.1 million, Basalt $5.9 million, Old Snowmass $640,000, Quit Claims $466,390, and Carbondale $333,000
•    There were 5 bank sales in Pitkin County for the month, totaling $3.6 million – this represents 4.3% of the dollars and 6.4% of the transactions
o    2 – Basalt, 1 – Aspen, 1 – Snowmass Village, and 1 – Interval unit
•    The average single family home sold price in January totaled $4.16 million, a decrease of 4% from full year 2010
•    The median single family home sold price in January totaled $2.08 million, a decrease of 35% from full year 2010
•    Fractional activity was up significantly in January with the highest dollar volume since June 2010 and highest transaction activity since February 2009
•    Fractional dollars totaled $10,149,554 – an increase of 77% from January 2010
•    Fractional transactions totaled 41 – an increase of 310% from January 2010
o    25 – Hyatt Grand Aspen, 10 – Ritz Carlton Aspen Highlands, 3 – Residences at Little Nell, St. Regis – 1, Residences at Snowmass Club – 1, and Timbers Club - 1
