Bald Mountain Development, the developer of the former bankrupt Lodge at Aspen Mountain site located below Lift 1A on the west side of Aspen Street, have purchased an off-site property in the east Aspen Smuggler area, to accommodate a portion of their affordable housing mitigation requirements. The property is 404 Park Avenue at the corner of Park Ave. and Park Circle at the base of the Smuggler Mountain area in Aspen. According to Pitkin Co Assessor records, the sale took place on 04/29/13 and the sold price was $3.655M. Bald Mountain has vested rights to built 14 townhomes and 17 affordable housing units on Aspen Street, but they are presently in negotiations with the City to reduce the affordable housing unit requirement from 17 to 10, and/or possibly move a portion of that requirement to an off-location site such as Park Avenue.
