There is one prime area in downtown Aspen remaining for prime commercial residential housing development: the base of Aspen Mountain’s Lift 1A on South Aspen Street. Over the past ten years, the area has been studied as the future location of the Four Seasons Hotel and gone through numerous public reviews for the Lodge at the Aspen Mountain, a large hotel and fractional condos project that was eventually rebuffed three times by the City Council as too large and out of scale for the neighborhood. All the while, owners of the property, ASV Aspen Street Owners LLC, have retained vested City of Aspen development rights since 2003 for (14) luxury townhomes. Now, finally, the long development saga appears to be coming to an end: the City Council has given reluctant final approval to the plan for (14) free market townhomes and 17 affordable housing units – reluctant in that the area had once held great promise for the addition of new commercial hotel beds in downtown Aspen.
