An Old Snowmass property owner has offered a 272-acre conservation easement on his 500-acre plus Clear W Ranch in Old Snowmass to Pitkin County in return for annexation to Snowmass Village (SMV). By annexing the property to SMV, the owner’s desire is to have his property fall under the same land use rules and regulations as the adjacent 6,500 acre Wildcat Ranch where there are fourteen homesteads at approximately 500 acres each. As part of Pitkin County and the Snowmass-Capitol Creek Caucus, building size per lot is restricted at 8,750 sq ft whereas SMV permits homes up to 5,500 sq ft with planned unit development (PUD) regulations that change the restrictions inside a specific PUD area as to how large a home can be built.
