This Land Title Report is for all real estate transactions recorded in Pitkin County during July 2012 which in additon to Aspen, Snowmass Village, Woody Creek and Old Snowmass includes portions of Basalt, El Jebel and Carbondale.

The Estin Report July 2012 Aspen Snowmass Monthly Snapshot is for upper Roaring Fork Valley – Aspen, Snowmass Village, Woody Creek and Old Snowmass only – sold properties over $250,000 and excluding fractional sales.

Summary July 2012

• July dollars totaled $38,158,000, an increase of 39% from July 2011
• July transactions totaled 97, an increase of 17% from July 2011
• Through July, dollars total $197,882,108, an increase of 28.5% from same period last year
• Through July, transactions total 649, an increase of 33% from same period last year
• Glenwood Springs led the county in transactions with 33 ($21.4 million), Carbondale followed with 23 ($8 million), Rifle 14 ($3.9 million), New Castle 13 ($2.5 million), Silt 8 ($1.9 million), and Battlement Mesa 4 ($231,000). The remaining 2 transactions were quit claim deeds with doc fees totaling $202,500.
• Bank sales for the month totaled 28 and $5.9 million. This accounted for 29% of the transactions and 16% of the dollar volume.
• 9 – Glenwood Springs, 6 – Carbondale, 5 – Rifle, 4 – New Castle 3 – Silt, and 1 – Battlement Mesa
• Through July, there have been 227 bank sales (bank as the grantor), totaling $41 million. This accounts for 35% of the transactions and 21% of the dollars
• Included in July’s dollar volume was a notable for Storm King Rach, totaling $11.5 million
• Year to date, the average single family home sold price is $326,768 which is an increase of 5% from full year 2011
• Year to date, the median single family home sold price is $225,500 which is exactly flat with full year 2011
• Through July, 81% of the single family homes sold have sold for $400,000 or less. (43% were less than $200,000, 25% were between $200,001 and $300,000, and 13% were between $300,001 and $400,000).
