By Colorado law, property values are reassessed every two years on the odd year. The assessor’s office, per state statute, sets property values based on comparable sales in the 24 months prior to June 30, 2014. That’s the first step in a multi-faceted process to determine property taxes paid to local taxing districts in 2016 and 2017. Thus, the new valuations to be released May 1, 2015 from the Pitkin County Assessor are for the period July 1, 2012 – Jun 30, 2014. While not finalized, values in general are up over the prior period, (July 1, 2010 – June 30, 2012), but they are inconsistent and not all property values have risen.
