It’s been a very slow week. It is, certifiably, off-season in Aspen. The streets are dusty and empty, the ski mountains are turning brown as the snow melts, tourists are non-existent, and many locals have fled to warmer and sunnier climates – especially beaches – for the next 2- 6 weeks. It’s still too cold for daffodils and spring may be a week or two away. The scenery is beautiful in its quiet and bleakness. It’s time for a good book, some great dog walking, to start a diet and for my physical conditioning to go Olympic!

There were three (3) closings this week:

  • MLS #103618 – 100 E. Dean St, Unit 2E, Timber Ridge Condos at the base of Lift 1A, Aspen Mtn. Ask Price: $775,000; Sold Price: $650,000. (-16% off ask, $955/sq ft). 1Bdrm/1Bath, 680 sq ft, 410 days on market.

  • MLS #108796 – Tamarck Townhome #6, Snowmass Village. Ask Price: $895,000; Sold Price: $845,000. (-6% off ask, $681 sq ft). 3 Bdrm/3Bath, 1240 sq ft condo. 114 days on market.
  • MLS #108131 – 707 E. Hyman Units B&D. Ask Price: 7,900,000; Sold Price: $7,350,000. (-7% off ask, $1,672 sq ft) – a stunning downtown contemporary townhome completed in March ’09. The living area on the top floor and roof deck looking out at Aspen Mountain and Red Mtn are “to die for”, developed by one of Aspen’s pre-eminent designer/developers, Bob Bowden. There are two portions of this townhome: 1) Owners freemarket unit with 4Bdrm/4 Bath, 4410 sq ft; 2) Accessory Dwelling Unit (ADU), required affordable housing unit with mandatory rental rules, 2Bdrm/2Ba, 990 sq ft.
