As of May 30th year to date, we are ahead of record year 2017 YTD by 11% in dollar volume, $627M now vs $566M then,  and dead even in unit sales, (181) sales now vs (181) then.

Aspen condo unit sales specifically are ahead of last year by 15%, (62) sales YTD vs (54) same time last year and even though inventory of active condo listings is up 3% YTD (189) in May ’19 vs (182) in May ’18 YTD, it remains historically low. Why? More people want to live in downtown Aspen than ever before and condos are one of the least expensive ways to gain entry, and this product is limited due to rigorous development constraints.

  • The avg price for a 2-Bdrm Aspen condo in the past 6 months is $1.79M/$1,796 sq ft. In May 2018, the 6-mos avg was $$1.48M/$1,504 sq ft.

Aspen single family home unit sales are ahead 8% YTD in unit sales, (40) vs (37) last year and inventory is down -4%, (196) now vs (205) then.

  • The avg. price of an Aspen single family home in May ’19 is $9.3M/$1,441 sq ft vs $7.5M/$2,065 sq ft in May ’18,  This May, there were (6) home sales above $10M vs (3) same time last year.

Snowmass Village condo unit sales are ahead of last year by 43%, (57) sales YTD vs (40) last year and inventory of active condo listings is down -2% YTD (239) vs (245) as of May ’18 YTD.

  • The avg price for a 2-Bdrm SMV condo in the past 6 months is $922K/$812 sq ft. In May 2018, the 6-mos average was $912K/$595 sq ft. In the past 6 months, there have been some high priced new Base Village condo sales which have pushed the the averages upwards.

SMV single family home unit sales are down -35% in unit sales, (13) YTD vs (20) last YTD and inventory is off -2%, (105) now vs (108) then.

  • The avg. price of a SMV single family home in May ’19 is $2.0M/$655 sq ft. In May ‘19, there were (3) home sales vs (4) in May ’18 is $4.6M/$1,005 sq ft

The approximate 50% Snowmass Village discount to Aspen, versus the historical discount of 25-30% pre-recession, and new Base Village product is driving the exceptional current performance of the Snowmass condo market.

Total Aspen and Snowmass Village property unit sales at $10M each or above are ahead of last YTD by 21%,  (14) vs (12), and dollar sales are up 30% YTD to $223M vs $171M last year.
