Estin Report: June 2019 Aspen Condo Sales
& Single Family Home Sales by Neighborhood Pg 7                          

Bottom Line

At the 2019 Half Year mark through June 30th, we are on track to match, possibly surpass, the most recent record years of 2015 and 2017.

Supply in general – properties now for sale – is dramatically down 20-25% for the year, significantly lower compared to the past 4 years and demand is high. This results in upward price pressure producing new sold price records in certain locations and categories.

Less inventory combined with higher prices may be discouraging prospective buyers slowing the overall pace of sale. But historically, other than the Great Recession period, Aspen prices have always been at record levels and today’s price is tomorrow’s comparable.

In the 1st half of 2019, overall performance of the combined Aspen Snowmass real estate market is up 11% in unit sales, 216 now vs 194 same time 2018. Dollar sales are up 14%, $746M vs $654M.

For Aspen, unit sales are up 10%, 129 now vs 117 then; dollar sales are up 6%, $571M now vs $537M then. Most importantly, inventory of active listings is down 20%, 315 listings now vs 396 same time last year.

Snowmass Village unit sales are up 9%, 84 now vs 77 then; dollar sales are up 29%, $150M now vs $116M then. Like Aspen, inventory of active listings is down 22%, 226 listings now vs 291 same time last year.

The number of $10M and over unit sales is 7% ahead of last year, 16 sales to 15 last year and dollar sales this year have spiked up 22%, $261M vs $213M last year. This is a reflection of higher sold prices.
