The Feb 2021 Market Snapshot was posted Mar 3rd in Current Reports– a 10-Pg  report on monthly and YTD sales with overall sales numbers and sales broken down by property type and neighborhood.  It is posted on or near the 1st Monday of the month. 

Bottom Line: Mar 8,2021: The market is sizzling. Examples from sales activity last week…(5) Aspen properties priced over $15M went under contract;  A new Snowmass development project, The Havens on Fanny Hill, – (10) single family homes – “contemporary cabin culture” – under construction slopeside of Fanny Hill ski hill on Snowmass Mountain have gone under contract in the past 40 days…All deals pending at ask prices $5.8M/$2,291-$8.4M/$2,575 sq ft each, to be completed and closing in July 2023, crossing a single family Snowmass Village home pricing threshold of well over $2,000 per sq ft . (Only (3) 2018-2020 built Snowmass Base Village condos have sold over $2,000 sq ft to date).  High demand, low inventory, historic low interest rates, a search for space, privacy, high taxes in certain areas and changing work patterns are helping push prices higher. Properties are going under contract now within days of appearing in the MLS, if not before. The message, as most are already aware, is that buyers need to act without delay when they see a property they like.
