v1.5b The Estin Report publishes a 11-page monthly Aspen real estate market “Snapshot” on or near the 1st Monday of each month. This is a ‘pure play’ presentation that isolates the key market metrics and excludes unrelated data. The Snapshot presents a “bottom line” summary of free market, residential real estate sales in Aspen and Snowmass with scrubbed sales data for the subject month and year-over-year (YoY) performance. “Outliers” are excluded; off-market sales are included to the extent possible. There are three sections: 1) Total market Aspen Snowmass Village combined; 2) The Aspen Market; 3) The Snowmass Village Market. It features charts, tables and 30-day live links to photos and details of sold properties and compares the subject month to the same time in prior years. The Monthly Snapshot is the only Aspen and Snowmass property sales information widely published in a timely and consistent manner early each month. The report is downloadable as PDF from link on the upper right of this page.
Bottom line: While October (and Sept) sales have definitely picked up, for the year we are still behind. The total combined Aspen Snowmass market is down 19% in sales dollars and 20% in unit sales.
More notably, the $10M+ luxury market is down 24% in dollars and 23% in units for the year.
Aspen: YTD dollar sales are down 17% and unit sales 18%. Inventory remains virtually unchanged from last year – 193 vs. 197 listings . It remains historically at its lowest levels compared to pre-Covid. This has been the 6-year normal.
Snowmass Village: October dollar sales surged 221%, driven by relatively high priced home sales – for Snowmass. If you’re looking for ‘Aspen area’ home values between $9-15M, Snowmass should be your sweet spot.
For Buyers and Sellers: Buyers have greater negotiating room, but bargains are tough. Sellers face a slower market in general and accurate pricing is key. Properties priced to today’s market sell. Period.
As this is written in the two days post 2026 mid-term election, we’ve witnessed an extreme high, then extreme low in the stock market. Barring unforseen events,…I believe sales results in our market will be positive through the end of the year. The political uncertainty leading up to the election, along with the disastrous snow season 2025/2026, were prime contributors to sluggish sales YTD. We’re out of that territory now and things have stabilized. Thanks to El Nino, they say snow is on its way.
Relief is in the air.
With the A.I. boom generating massive private wealth, Aspen is, and will be, a prime beneficiary.
